Housing Demand Analysis Results Revealed for Livingstone at Information Session
Livingstone Shire residents and the business community will soon have the opportunity to hear from property experts about the region’s housing market at the upcoming ‘Livingstone 5 Year Housing Demand Study Information Session’.
Matusik Property Insight’s Analyst Michael Matusik and Managing Director of Broad Property Research & Advisory Pty Ltd Paul Broad will reveal where Livingstone Shire’s housing market is in the property cycle, the availability of product to develop in the area, the number of new dwellings needed to meet residential demand, and key market segments.
Mayor Andy Ireland said Council is interested in exploring the dynamics and depth of all existing residential markets for expansion into new products in order to assist in addressing the current supply shortage and ensuring a faster response to future residential product supply needs.
“Council is also interested in enabling the local development industry to understand and respond to identified opportunities, developing a strategic approach towards the facilitation of quality housing options, better understanding market demand, and addressing other objectives around urban form and density, particularly in town centres,” Mayor Ireland said.
“The Shire is experiencing growth at a much faster rate than in previous years and while this has many positive economic benefits to our region, it also poses some challenges when considering the availability and affordability of housing.
“Council hopes this session will assist in informing key stakeholders, businesses, land developers, and the local and the wider community about how best to manage and adapt to the growth our region is undergoing.”
The study results indicate that over the next five years there will be a need to build 330 new dwellings per annum, with the Shire expected to grow by 650 new residents each year.
Mayor Ireland said most of this growth is expected to continue in Emu Park and Yeppoon, with Yeppoon increasing its future market share.
“Most of this growth comes from internal migration, with the local area and the rest of Queensland being the source of much of this population increase,” Mayor Ireland said.
This analysis also aligns with Council’s strategic document, the Livingstone Community Plan: Towards 2050, which highlights the need to advocate for a range of housing options, including affordable housing, to meet the changing needs of the community.
The ‘Livingstone 5 Year Housing Demand Study Information Session’ will take place at the Yeppoon Town Hall on Tuesday, February 2, between 4.00pm – 5.30pm.
