The Station Precinct progresses as council issues an Invitation to Tender

Back

Following an Expression of Interest (EOI) process earlier this year, Livingstone Shire Council, via Knight Frank, are requesting tenders from the marketplace to adopt or enhance the vision developed by Council for “The Station”. This vision has been developed based on community feedback from previous surveys and development ideas submitted during the EOI process.

The western half of the site is envisaged to become a community entertainment and meeting precinct centred around the heritage-listed Station building.  The eastern half of the site is ideally suited to ground floor mixed uses with high-density residential apartments above, to meet the growing demand for supply, diversity and affordability in housing.

Interested parties are invited to tender on the whole site or either one of the two parcels as described in the tender documents.

Mayor Andrew Ireland, Portfolio Holder of Economic Development, said that while planning for the site has taken some time, it was important to get the right outcome for Yeppoon’s CBD.

“The Station site offers significant frontage to James Street and is located immediately opposite the newly redeveloped Bay Plaza, making it an integral part of Yeppoon’s CBD,” Mayor Ireland said.

“Situated on 8,000 sqm of prime Yeppoon CBD land, the parcel offers an exciting mix of outcomes, intended to activate the entire site.”

“The Capricorn Coast continues to see above-average population growth as a result of our enviable Coastal lifestyle. The Station is a rare opportunity to take advantage of the regions booming economic environment.”

At a glance:

  • 8,000sqm of prime Yeppoon CBD land
  • Potential incentives provided to support intended outcomes
  • Exciting mix of outcomes proposed, intended to activate the entire site
  • Current heritage building could host a variety of commercial/community uses
  • The eastern half of the vacant land lends itself to mixed use ground floor with high rise residential above

The Invitation to Tender is closing at Noon, Monday 3 October 2022:
